Venue sites list capacities. Almost none of them show you the difference between a room that seats ninety and one that seats a hundred and eighty — so here are all three footprints at the same scale, with the Loft exactly the size it actually is.
The dimensions are invented for this concept — but the drawing is true to them, and so is every plan further down the page.

A scale plan, not a mood board. Change the room, the layout or the guest count and the floor is set again at 1.8 m rounds, 3.1 m table pitch and a metre of clearance off every wall — the same arithmetic a venue does on paper before it says yes.

The calendar moves the price.
A Saturday in season carries the full room hire. Friday saves 15%, Sunday 20%, a weekday a third — and November to April takes another 20% off whatever day you land on. Choose a square and the estimate below follows it.

The building

Step-free throughout
Level entrance, a lift to the Loft, accessible washrooms on both floors and two blue-badge bays by the door.

Sixty cars on site
Plus overflow on the lane after 6:00 PM. Cars may stay overnight if they are collected by 10:00 AM.

Full production kitchen
Used by our team, or by your caterer from an approved list. Dry hire includes the kitchen and the wash-up.

House AV
Fixed 4K screen in the Loft, a portable rig for the other rooms, laptop feed and a hearing loop in the Garden Room.

Noise and curfew
Outdoor music stops at 11:00 PM. Indoors runs to midnight as standard, or 1:00 AM with the late licence.

Loading and access
Rear bay with a 3.6 m door straight into the Gallery. Supplier access from four hours before doors.

Two prep suites
Upstairs, with mirrors and a steamer. One comes with Full House; either can be added to any room.

What we do not do
No confetti indoors, no open flame beyond enclosed candles, and no fireworks — the neighbours were here first.
